Living in Parque Lefevre means buying location instead of prestige. The district was created in the 1930s by former president Ernesto Tisdel Lefevre. He subdivided his own Santa Elena estate to house families priced out of Casco Viejo. Nearly a century later, that is still the proposition. Modern towers and single-family homes run 30% to 50% below San Francisco or Costa del Este. Both of those are minutes away. Roughly 42,000 people live here, overwhelmingly local Panamanian families rather than expats. The district also holds the UNESCO ruins of Panamá Viejo, where the city was founded in 1519. What it does not have is polish. A quiet high-rise can sit directly beside an unpainted block or an auto repair shop. That juxtaposition, in the end, is the district’s defining feature.

This is a dense, mixed-use district where a modern tower can back onto a warehouse. Anyone expecting manicured streetscapes or gated master-planned uniformity will be disappointed. Daily life also runs in Spanish, and there is no established English-speaking expat community here. The sidewalks are genuinely poor too. That makes it a hard fit for anyone with mobility limitations.

Getting oriented
Where Parque Lefevre Sits
Parque Lefevre sits on the Pacific coast between San Francisco to the west and Juan Díaz to the east. Río Abajo runs along its northern edge, with the Bahía de Panamá to the south. That places it at the crossroads of two economies. One is the traditional business corridor along Vía España. The other is the modern executive hub of Costa del Este and Santa María. You can work in either, while avoiding both housing markets.
Vía España, Vía Cincuentenario, and Avenida Santa Elena carry that traffic through the district. That is what makes it so well connected, and so congested at peak hours. The Corredor Sur runs along the southern perimeter. Tocumen International Airport is 15 to 20 minutes away in normal traffic. No Metro station sits inside the corregimiento. The nearest are Cincuentenario on Line 2 and Fernández de Córdoba on Line 1. Both are a 5 to 10 minute ride away.

The Neighborhoods of Parque Lefevre
Chanis
The most stable and sought-after residential pocket in the district, on quiet, tree-lined streets. It draws established middle-class Panamanian families and long-term expats. Housing is mainly detached single-family homes with backyards, joined in recent years by modern low- and mid-rise apartment buildings. Anchored commercially by the large Super 99 and the retail complexes around it. Those carry clinics, veterinary practices, and casual dining.

La Fontana
An upper-middle-class enclave bordering the premium developments of Costa del Este. It is laid out in quiet cul-de-sacs of larger single-family houses and duplexes. Civic engagement here is unusually strong. The local Junta Comunal has been installing security checkpoints and upgrading infrastructure. The natural pick for corporate professionals who work in Costa del Este but don’t want to pay to live there.

Reparto Nuevo Panamá
A family-centred neighborhood organised around community health, sport, and outdoor activity. It mixes older single-family properties with newer mid-rise towers aimed at young couples. It houses the local Centro Integral health clinic and regularly hosts neighborhood-wide fitness events. The community spirit here is the most visible in the district.

Santa Elena
A busy mixed-use corridor along Avenida Santa Elena, defined more by commerce than residence. Auto repair shops, wholesale distributors, design studios, and strip malls line the avenue. Housing is older, cost-effective walk-ups and dense condominium blocks, making it the most affordable entry point in the district. The tradeoff is constant traffic and the highest ambient noise anywhere in Parque Lefevre.

What Housing Feels Like
Parque Lefevre’s housing sits between two eras and shows it. The older stock is mid-century single-family bungalows on grid streets. Alongside those are three- and four-storey concrete walk-ups. Expect no lifts, no common areas, and window air conditioning rather than central systems. Dedicated parking is frequently absent too. Against that, the past decade has brought a genuine wave of modern high-rise towers. PH Sorrento, PH Mérida, and PH Época are the examples. They offer multi-tier security access, 24/7 lobby staff, pools, playrooms, and gyms. The newest buildings add communal coworking lounges with high-speed Wi-Fi.
Municipal water supply here is genuinely unreliable. Backup potable water tanks and building generators are therefore standard in the newer towers. Treat them as a requirement rather than a bonus. Gated horizontal communities are effectively non-existent. Security comes from vertical design and neighborhood watch programs instead. Pricing is the district’s argument. Older resale runs $1,450 to $1,900 per square metre, new construction $2,000 to $2,250. Next door in Costa del Este and San Francisco, the range is $2,500 to $3,300.

Walkability & Getting Around
Parque Lefevre rates 6/10 for walkability. The split is between errands and commuting rather than between neighborhoods. Daily essentials are genuinely strong. Most residents are within a 5 to 15 minute walk of a supermarket, bank, or clinical lab. Shopping plazas are equally close. Getting to work is another matter. Obarrio, Punta Pacífica, or Costa del Este means a car, a bus, or a ride-share daily.
The sidewalks are the weak point. They are narrow, unevenly paved, and interrupted by utility poles and parked cars. Curb ramps are missing and ADA compliance is effectively absent. Crossing Vía Cincuentenario or Avenida Santa Elena demands genuinely defensive walking, because drivers do not yield. Vía España and Vía Cincuentenario gridlock from 7:00 to 9:00 AM and 5:00 to 7:30 PM. Inner residential streets are tight, parked-up, and threaded with one-way patterns. Those patterns exist to stop cut-through traffic. Uber is the practical answer at $3 to $6 to San Francisco or Costa del Este. Pickups run under five minutes. The nearest Metro de Panamá stations are Cincuentenario on Line 2 and Fernández de Córdoba on Line 1. Rental scooters essentially do not exist here, because the pavement will not support them.

Local Services & Essentials
Grocery coverage is one of the district’s real strengths, and it is tiered by budget. Supermercados Rey in Chanis and on Vía España is the premium-to-mid anchor. It has a strong bakery, deli, and imported range. Super 99 handles mid-market and household bulk. Xtra Market in Chanis, meanwhile, runs the lowest prices in the district. For specialty and high-end imports, Riba Smith and the Sysco Food Service Market are close. Both sit in Costa del Este, a five-minute drive away.
Healthcare is layered the same way. The Junta Comunal runs Clínicas Integrales in central Parque Lefevre, Panamá Viejo, and Reparto Nuevo Panamá. Those offer low-cost primary care, dentistry, nutrition counselling, and home visits for elderly residents. Centro Médico San Luis and Minimed cover private walk-in consultations and labs. For anything serious, Hospital San Fernando is 5 to 10 minutes away in Pueblo Nuevo. Hospital Punta Pacífica, affiliated with Johns Hopkins Medicine International, is 10 to 15 minutes. Both handle major international expat policies including Tricare.
Pharmacies are dense. Farmacias El Javillo is known for compounding and senior discounts. FarmaValue is among the cheapest for generics. Day-to-day retail runs through Plaza Carolina and Plaza Lefevre 75. The district’s social hub for expats and remote workers is Brew Coffee Company. You will find it in the Santa Elena strip mall.
